Do I need to Replace My Roof?

If your home's roof has seen better days, it may be time to consider a replacement. Before making that decision, you'll want to look for these telltale signs your roof needs replacing and common problem areas so you can determine whether you need a repair or a whole new installation:

  1. Your roof looks weathered and worn: Revamping a weathered, aged roof should be a top priority to boost your home's curb appeal and resale value.
  2. Your roof has curling, missing or cracked shingles: Shingles form a watertight barrier. If that barrier breaks down due to curling, missing or cracked shingles, water can seep into your roof and cause more costly damage.
  3. You've noticed bald spots: Bald spots indicate that your shingles' granules have worn away. These granules protect your roof from the elements, so you'll want to replace balding shingles to prevent costlier issues.
  4. Your roof is over 20 years old: Depending on the materials used and how it was maintained, your roof might need replacing if it is over 20 years old. Flat roofs and roofs with asphalt shingles typically last 12 to 20 years with dedicated maintenance.
  5. You've noticed growth such as mold, mildew or algae: Unwanted growth on your roof or ceilings means moisture is trapped somewhere in your roof. It's best to address leaks immediately to stop additional moisture damage from harming your roof's integrity.
  6. You've started having water issues: If you have noticed that your roof is leaking or suffers from significant ice buildup during the winter, your roof may need to be replaced.
